Roofing in Orlando
Orlando's residential fee page, effective January 2026, has no re-roofing row, so a re-roof uses the general Building Permit Fee for one or two units. That fee is $66.24 for the first $1,000 of the job's cost or any fraction, and $4.41 for each additional $1,000, figured on the valuation chart or the contract price, whichever is greater. Listed surcharges are 3 percent technology, 1.5 percent for the administrative inspection fund and 1 percent for the operational trust fund.
Fees are under review for HB 803, the page says. Every residential re-roof has needed a dry-in inspection, code 125, since January 1, 2020. If it's skipped, the city may disapprove the final and have part or all of the covering removed to look underneath. The final also needs a completed affidavit covering decking nail-down and the secondary water barrier. Applications filed after December 30, 2023 are reviewed under the 8th Edition (2023) of the Florida Building Code.
A recorded Notice of Commencement is required above $5,000, and an owner-builder has to sign the Owner/Builder Declaration in person at the Permitting office. Send the re-roofing form to digitalpermits@orlando.gov, or go to City Hall, 400 South Orange Avenue, 407.246.2121, on weekdays from 8 a.m. to 5 p.m. Skip the code 125 dry-in inspection and an Orlando re-roof can be disapproved at final.
