Roof leak repair · Florida

Is water coming through a Florida ceiling, and how long do you have to report it?

Short answer

A leak shows where the water got in, not necessarily where it stains: a lifted shingle, a flashing joint, a vent boot or a worn covering. Florida bars a property claim unless the insurer gets notice within one year of the date of loss, and a supplemental claim within 18 months, so a storm leak starts a clock. A roof deductible, where the policy has one, can't apply to a hurricane loss.

What a leak repair involves

The repair starts by tracing the water to where it enters, which may not be above the stain. Florida's roofing scope covers repair of wood sheathing or fascia when the roof repair needs it, as well as the covering itself.

What a roof leak repair costs in Florida: estimates, not quotes

A leak repair models at $105 to $5,800 per leak repair, minor to major, a wide band from one national source. Florida's roofer wage ratio of 0.84 scales it.

No Florida company price is part of it, and the model adds no permit fee for a leak repair.

One leak or a worn-out covering?

One leak at a known point is a patch. A leak that comes back after repair, or shows in several rooms, points the inspection at the deck and the covering.

Usually a repair
  • The water traces to a single joint, vent or small group of shingles.
  • The deck is dry and the roof is within its service life.
Usually a replacement
  • Leaks recur in different rooms after repairs.
  • A deck inspection finds soft or darkened wood across a slope.

The claim deadline after a storm leak

Section 627.70132 bars a claim unless notice reaches the insurer within one year of the date of loss, and a supplemental claim within 18 months. For hurricane, tornado, windstorm or severe rain, the date of loss is the day the hurricane made landfall or the day NOAA verifies the event.

When a separate roof deductible applies

A personal lines insurer may add a roof deductible under section 627.701(10), capped at the lesser of 2 percent of the dwelling coverage or half the cost to replace the roof. Hurricane roof losses are excluded. So are a total loss, a tree fall or other hazard that punctures the deck, and a roof loss needing repair of less than 50 percent of the roof. Where it does apply, the insurer can hold the roof payment at actual cash value until it sees proof you paid the deductible.

Who may fix it

Section 489.105 puts roof repair in the roofing contractor's scope, and section 489.13 calls that work without an active certificate or registration unlicensed contracting. Look for a C or R code. A contractor may not offer to waive your deductible for making a claim (section 489.147).

Signs a leak needs a roofer today

Call right away
  • Water is dripping through a light fixture or collecting on a ceiling that is bulging.
  • The leak started during a storm and more rain is forecast.
Can usually wait for a normal appointment
  • A brown ring that has not grown in weeks of dry weather.
  • A slow drip that stops within an hour after rain.

Before a roofer arrives for the leak

  1. Write down the day the leak started, because the claim year runs from the date of loss.
  2. Report the leak to the insurer in writing and keep a copy.
  3. Ask each company for its license number and look it up on MyFloridaLicense.com.

Is a permit needed to fix a leak in Florida?

Lakeland says a roof shingle repair under 25 square feet needs none and asks for a roof permit otherwise. If the leak becomes a re-roof, Jacksonville's $150 minimum with an inspection and Tampa's $177 trade permit are the fees those two cities print. Your building office draws the line.

Florida licenses roofing contractors through DBPR, so before any work starts, ask for the license number and look it up on DBPR's license search.

Questions people ask

How much does it cost to fix a roof leak in Florida?

Our model gives $105 to $5,800 per leak repair, minor to major, and a written quote may differ. The range is wide because national sources disagree; the written price should say what is included.

How long do I have to report a roof leak claim in Florida?

One year from the date of loss, and 18 months for a supplemental claim. Section 627.70132 sets both periods, and for a hurricane the date of loss is landfall.

Does my roof deductible apply to a hurricane leak?

No: a roof deductible cannot apply to a hurricane roof loss. Section 627.701(10) also excludes total losses, tree punctures of the deck and roof losses needing repair of less than 50 percent of the roof.

Can a roofer pay my deductible to take the job?

No, and a contractor who does risks a felony charge. Section 489.147 treats a knowing, intentional waiver of a deductible as third-degree felony insurance fraud.

Can I patch a leak myself?

On your own home, yes, if you supervise the work and sign any permit application in person. The owner-builder exemption covers improving your own one- or two-family home that isn't offered for sale or lease.
