What chimney flashing repair involves
The repair lifts the old step and counter flashing, replaces or reseals it, and on a wide chimney sets a cricket behind the stack to split the water.

Flashing repair models at $215 to $1,750 per flashing repair, a wide band built on one national source. Florida's roofer wage ratio of 0.84 scales it down.

| Estimated range, not a quote | $215 to $1,750 per flashing repair | Built from one national published range, adjusted by the Florida roofer wage ratio (0.84). Six Florida roofing companies publish a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Florida company price for this job), national estimate only. |

Reflash or rebuild around the chimney
Resealing closes an open seam. Reflashing replaces the metal itself, and a soft deck beside the stack goes with it.
- The flashing is bent or open at one seam.
- The deck beside the chimney is dry.
- Leaks recur after reflashing.
- The deck beside the stack is soft.
Permit lines for a small repair
Lakeland says a minor roof shingle repair under 25 square feet needs no permit. Jacksonville charges $10 for roofing repairs under 500 square feet. Port St. Lucie's 2022 schedule, marked for reference only, prices a repair of up to 25 percent of the roof at $100. Online, it's $86.
If a storm opened the flashing
Section 627.70132 bars a claim unless the insurer gets notice within one year of the date of loss, and allows 18 months for a supplemental claim. If your policy carries a separate roof deductible, section 627.701(10) keeps it off a hurricane loss and off a roof loss needing repair of less than 50 percent of the roof.
Contract paperwork and the small-job exemption
Residential contracts above $2,500 must carry a written statement of your rights under the Homeowners' Construction Recovery Fund (section 489.1425). Section 553.79's under-$7,500 permit exemption excludes structural work and flood hazard areas and doesn't name roofing, so ask the city whether a flashing job can use it.
When chimney flashing cannot wait
- Water runs down the chimney breast into the living room.
- Flashing has peeled away from the stack in wind.
- A stain that has dried and not changed.
- Rust on flashing with no water inside.
What to have ready when the roofer comes
- Write down the date the leak started, since a storm claim counts its year from the date of loss.
- Search the roofer's name or license number on MyFloridaLicense.com.
- Ask whether the estimate replaces step flashing, counter flashing or the cricket.
