What a skylight job involves
A skylight job opens the deck, frames the curb, sets the unit and flashes it into the roof covering. Section 489.105 lists skylights and required roof-deck attachments in the roofing scope.
What a skylight costs in Florida: estimates, not quotes
A skylight, installed, models at $1,150 to $4,050 each, installed. That's one national source widened by 15 percent each side and scaled by Florida's roofer wage ratio of 0.84.
No Florida company price is in the band, and the model adds no permit fee for a skylight.

Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Florida company price for this job), national estimate only. |

Reflash or replace the skylight
Reflashing replaces the metal around a sound unit. A cracked frame or fogged double glazing is a problem with the unit itself.
- The leak is at the flashing and the unit is intact.
- The glass is clear and the seals are tight.
- The glazing is cracked or fogged between panes.
- The curb is rotted.
Product approval for the unit
Coral Springs' roof permit checklist requires product approvals and names solar roof fans, roof vents and skylights among them. Palm Bay asks for a product approval or a product approval affidavit for a replacement skylight and for any underlayment.
When the skylight is the leak
The repair is a reseal or a reflash when the unit itself is intact. If a storm caused the leak, section 627.70132 gives one year from the date of loss to notify the insurer.
When a skylight problem cannot wait
- Water drips from the skylight shaft during rain.
- The glazing has cracked or the unit has shifted in the curb.
- Condensation on the glass in the morning.
- Faded seals with no staining below.
Before the crew opens the deck
- Ask for the product approval number of the skylight and the flashing kit.
- Ask whether the quote opens the deck and who frames the curb.
- Check the license number on MyFloridaLicense.com.
Does a skylight need a permit?
Coral Springs and Palm Bay name skylights only in their product-approval requirements, not in a fee row, so ask your building office whether cutting one in needs its own permit. Have the unit's model number with you.
Florida licenses roofing contractors through DBPR, so before any work starts, ask for the license number and look it up on DBPR's license search.
