Metal roof · Florida

What does a metal roof in Florida need to be approved, and who permits it?

Short answer

Miami requires a permit for all roofing work and a Miami-Dade Notice of Acceptance or Florida Product Approval for the materials, and Fort Lauderdale's roof checklist asks for the Notice of Acceptance. The code's tear-off rules don't apply to a complete standing-seam system that carries its loads to the structure. Miami Gardens prints $0.17 per square foot for tile or metal, with a $138.25 minimum.

What a metal roof installation involves

A metal roof is panels or metal shingles fastened over the deck, with flashing at the edges and penetrations. Existing Building 706.3 exempts a complete separate roofing system, such as standing-seam metal that carries roof loads directly to the structure, from the tear-off requirements.

Metal over the old roof or a full tear-off

A standing-seam system that carries its loads to the structure is an exception to the tear-off rule. Other metal coverings follow section 706.3 like any covering.

Usually a repair
  • The old covering is one dry, sound layer of shingles.
  • The new system is a complete separate assembly.
Usually a replacement
  • The deck is water soaked or deteriorated.
  • There are already two applications of covering.

Product approval and the hurricane zone

Miami wants a Miami-Dade County Notice of Acceptance or a Florida Product Approval for every roofing material, uploaded or shown at application. Fort Lauderdale asks for the Notice too. Hialeah wants the notices fee sheet with a High-Velocity Hurricane Zone application. That zone is Broward and Miami-Dade counties, where roofing follows sections 1512 to 1525 of the Building volume.

What cities print for metal

Miami Gardens lists roofing and re-roofing at $0.14 per square foot for flat or shingle and $0.17 for tile or metal, with a $138.25 minimum. Port St. Lucie's 2022 schedule, marked for reference only, prices a metal or tile reroof at $250, or $235 online. Lakeland's Express Permitting takes shingle, TPO and modified bitumen roofs only. Metal isn't on it.

Roof-to-wall rules in the wind-borne debris region

Section 553.844 and Existing Building 706.8 require a roof replacement on a building in the wind-borne debris region with an insured value of $300,000 or more to improve the roof-to-wall connections. The retrofit isn't required beyond a 15 percent increase in the cost of reroofing. Code-permitted structures are excepted.

When a metal roof job cannot wait

Call right away
  • Panels have peeled back in wind and the deck is open.
  • A fastener line is leaking into a room after rain.
Can usually wait for a normal appointment
  • Cosmetic scratches or fading on the panels.
  • Pricing a switch from shingles for next year.

What to get in writing for a metal roof

  1. Ask for the product approval or Notice of Acceptance number for the exact panel.
  2. Ask whether the system is a complete standing-seam assembly or a covering over existing material.
  3. Check the company's license at MyFloridaLicense.com.

Who issues the metal roof permit

Your building office issues it. Miami says all roofing work needs a permit, and Miami Gardens' checklist wants a recorded Notice of Commencement before the first inspection on jobs over $5,000. Miami's SAVE program halves city building permit fees for qualifying storm-proofing upgrades such as reinforced roofs; it sunsets February 12, 2027 unless the Commission extends it a year.

Florida licenses roofing contractors through DBPR, so before any work starts, ask for the license number and look it up on DBPR's license search.
