Roof inspection · California

Can the company that inspects your California roof also repair it?

Short answer

Yes, for a roof certification, if the company holds a C-39 roofing license and repairs only what its own roof inspection found. Three conditions apply under B&P 7197(d): different employees do the home and roof inspections, the roof inspection is ordered first or together, and you get a written disclosure. An inspection is estimated at $100 to $535 per inspection, which is an estimate and not a quote.

You pay nothing, because the roofing company that gets your request pays us. How it works

What the inspection should produce

CSLB's C-39 definition covers installing and repairing roofing and doesn't describe an inspection, so ask the company what its visit covers. Ask, too, whether you get photographs and a written report, and whether anyone goes onto the roof.

An inspection looks at the points where water gets in, such as the chimney, a valley and a vent, as well as the roof covering.

What a roof inspection costs in California

A roof inspection comes to $100 to $535 per inspection in our model, built from one national range widened 15 percent each side and multiplied by California's roofer wage ratio of 1.16.

No California company's inspection price is in it. That keeps it an estimate, not a quote.

When the company that inspects also repairs

B&P 7197(d) bars a home inspector's company from doing repairs on a property it inspected within the past 12 months. A C-39 roofing contractor repairing from its own roof inspection, for a roof certification, is outside that bar. Three conditions apply. Different employees must do the home inspection and the roof inspection, and the roof inspection must be ordered before or with the home inspection. You also get a written disclosure that one company does both and that only the repairs in the roof report are authorized.

After a storm, and before you file

NOAA's Storm Events database has wind records of 50 knots or more in Los Angeles (25), San Bernardino (15), Riverside (10), Ventura (10) and San Diego (6) counties for July 2024 to June 2026. Those tallies don't measure roof damage. CDI's tips for wildfire claimants say to get at least one estimate from a contractor holding a CSLB license, and its consumer hotline is 800-927-4357.

Before you buy a house with a newer roof

CSLB's 2026 Law Book says roof warranties, unlike most home warranties, pass to later owners. For home improvement contracts made on or after January 1, 1994, the warranty obligations are directly enforceable by subsequent purchasers unless the contract clearly and conspicuously limits transfer (the book cites Civil Code 1797.92). Ask the seller for the roofing contract.

When an inspection is urgent

Call right away
  • Water is entering the house and you need someone to find where.
  • A storm has just opened the roof.
Can usually wait for a normal appointment
  • A routine look before a sale or a renewal.
  • A roof you are curious about that shows no stains.

What to settle before you book

  1. Ask what the report will contain and whether it includes photographs.
  2. If one company will inspect and repair, ask for the written disclosure.
  3. Find the company on CSLB's license check by name or number.

Permits around an inspection

Our cost model adds no permit fee to an inspection. Repairs that follow are a separate question for your city building department, because Health and Safety Code 17958 lets each city or county amend the state standards.

Before any work starts, ask for the license number and check it with your state's licensing board.
