What flashing repair covers
A repair reseals or replaces the metal and sealant at the chimney's base and sides. On a full re-roof, McKinney's 2020 requirements say damaged vents and flashing must be replaced. TDLR's list of licensed trades has no roofing program.
What chimney flashing repair costs in Texas: estimates, not quotes
Our model puts a chimney flashing repair at $205 to $1,675 per flashing repair. It takes a single national range, adds 15 percent at each end and applies the Texas roofer wage ratio of 0.81; no Texas company's flashing price went into the band.
The band is wide because the national sources disagree widely. A written quote is the price.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $205 to $1,675 per flashing repair | Built from one national published range, adjusted by the Texas roofer wage ratio (0.81). Twelve Texas roofing companies publish a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Texas company price for this job), national estimate only. |
| Roofer wage, Texas mean | $22.69 an hour | Texas roofers' mean hourly pay from BLS May 2025; labor pay and not a flashing price. |
Estimated range. Built from national published ranges (1 source), adjusted by Texas's roofer wage ratio to the US (0.81, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. Reseal or re-flash
Sealant over a failing joint is a stopgap, and metal flashing that has pulled away needs replacing. McKinney's guide treats damaged flashing as a replace item in a re-roof.
- The flashing is intact and only sealant has failed.
- The deck around the chimney is dry.
- The metal is bent, rusted or pulled from the masonry.
- The roof is being replaced within the year.
Where a flashing repair meets a permit line
Amarillo exempts repairs of one square (100 square feet) or less. Killeen wants a permit past 100 square feet, or at any size when the deck or framing underneath is damaged, and Garland once a repair is worth $2,000 or more.
On the Texas coast
In the 14 coastal counties and Harris County east of Highway 146, TDI's no-inspection list covers roof repairs of less than 100 square feet that don't involve decking or framing members. Ask TDI's field office whether your flashing job fits that line.
When a storm took the flashing off
If wind lifted the flashing, report it to your insurer. TDI's claim steps give the company 15 business days to acknowledge the claim, and the deductible stays yours.
Flashing leaks that cannot wait
- Water is coming down the wall beside the fireplace.
- The flashing has peeled away and the joint is open to rain.
- A hairline gap in sealant with no stain below.
- A flashing inspection that you are scheduling.
What to look at before calling
- Photograph the stain on the ceiling and the joint outside, with the date.
- Note whether the stain grows after rain.
- Ask the company to show you the old flashing it takes off.
Does flashing repair need a permit
Your city decides. Amarillo and Killeen want a permit for repairs over 100 square feet, and Garland at $2,000 in value. Houston and San Antonio require one for a re-roof, and so does McKinney for all roofing projects.
Texas has no state roofing license to check, so before any work starts, ask for the certificate of insurance and call the companies listed on it.
Questions people ask
How much does chimney flashing repair cost in Texas?
Our model range is $205 to $1,675 per flashing repair, which is not a quote. It comes from one national source and Texas wage data, and the band is wide because those sources disagree.
Does chimney flashing repair need a permit in Texas?
It depends on your city, since permit lines for roofing repairs are local. Amarillo and Killeen start at repairs over 100 square feet, and Garland at $2,000 in value.
Is chimney flashing covered by homeowners insurance?
Only if a covered event damaged it, and the policy wording decides. TDI says some policies pay actual cash value on older roofs, and that an insurer won't pay for a new roof because the old one is worn.
Do I need a TDI inspection for flashing on the coast?
In the 14 coastal counties, a repair under 100 square feet that doesn't touch decking or framing needs none. That's TDI's list of exempt repairs. Ask the field office about anything bigger.
Who repairs flashing in Texas?
A roofing company, and Texas has no state roofing license. Ask for the certificate of insurance and call the insurer it names, as TDI advises.
