Roofing in Detroit
LARA's Statewide Jurisdiction List (revised Oct 6, 2026) marks building-code enforcement in the City of Detroit as local, which means the city, not the state or the county, issues roofing permits where one applies. The List does not say whether a Detroit re-roof needs one, and no city page we can cite settles it, so ask the city's building permit office before the work is scheduled. In the Census ACS 2023 five-year estimates, 90.1 percent of Detroit's homes were built before 1980 and the median home value is $76,800.
With housing that old, it is worth having the whole roof looked at before you agree to patch one spot. Wayne County's NCEI storm reports for Jul 2024 to Jun 2026 list 4 hail reports of 1 inch or larger on 3 days (largest 1.25 in), 29 wind reports of 50 knots or more on 13 days (largest 66 kt) and 2 tornado reports. One storm can generate several of those reports, so they say little about how many storms there were.
The reports that name Detroit itself, 3 wind and no hail, are a minimum. Table R301.2(5) gives the county a ground snow load of 20 psf. Hamtramck and Ferndale sit next door, and the county storm history tool shows the same reports by county.
What roofing costs near Detroit
We have collected no quotes for Detroit, so there is no price for the city itself. The statewide estimates are on each service page, and the Michigan page lists them with what roofers are paid (the Michigan median in BLS data for May 2025 is $28.62 an hour, which is pay, not price) and the permit fees that are published. How we estimate costs.
Permits for roofing work in Detroit
Many cities run their own building department, so start by asking the City of Detroit building department who issues roofing permits.
Whether a re-roof needs a permit is decided city by city. Most Michigan cities with a published roofing rule ask for one, and Portage does not for a shingle-only replacement, so the building department is the office to ask.
