Water coming in through your roof: what to do first in Michigan

Short answer

Emergency roof repair in Michigan means stopping water from getting into the house and keeping the damage from growing, which is also what most insurance policies expect of you. DIFS, the state insurance regulator, names covering a damaged roof with a tarp as the example, tells you to save the receipts, and says to leave permanent repairs until the insurer has inspected. The climb itself belongs to a roofing company, because OSHA warns against working on a damaged roof before its structural integrity has been determined.

What happens on an emergency roof call

An emergency visit has one job: stop water from coming in. A crew finds the opening, covers it with a tarp or a temporary patch, and tells you what the permanent repair will involve once the weather and your insurer allow it.

Before work starts, ask what will be installed, what the temporary work costs, and for the company's license number. Roofing is a craft of the residential maintenance and alteration license, and work worth $600 or more needs one, so you can check the license on LARA. The license check guide walks through it.

TarpA tarp buys time. It is not the repair.
A tarp over the damaged slope keeps water out for now, but it is a temporary repair and not the permanent one.

What emergency roof work costs in Michigan: estimates, not quotes

Our estimate for tarping a Michigan roof is $160 to $865 per job. It is a model, not a quote: one published national range, adjusted for what Michigan roofers are paid. A call-out fee, after-hours work or a large roof can push a bill above it, and the repair that follows the tarp is priced separately. None of the Michigan roofing companies we looked at published a price we could count, so none is shown.

The rows below the estimate are wages, which are what roofers are paid and not what you are charged.

How we estimate costs: the Estimated range row is a model, not a quote. It takes one published national range for this job (a cost guide from a third-party site that we have not verified and do not cite) and multiplies it by Michigan's roofer median wage ratio to the US (1.07, BLS May 2025 data read through O*NET OnLine). The wage and permit rows in the table are what roofing workers are paid and what a city's own schedule charges, and neither is a price. We have not collected quotes, and we found no Michigan roofing company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.

Reasonable steps, receipts and the limit on temporary work

DIFS says most insurance policies require policyholders to take reasonable steps to prevent further damage, and its example is covering a damaged roof with a tarp. Save receipts: DIFS says these expenses may be reimbursable, though your policy wording decides. DIFS also says to notify your insurer as soon as possible and photograph the damage before cleanup.

The same pages set the limit: make only temporary repairs, and leave permanent ones until the insurer has inspected. A tarp fits; a new section of roof does not. The insurance claim tool covers what comes after the tarp.

Why putting up the tarp is a job for a crew

OSHA's roof tarping fact sheet says workers installing tarps risk falls and electrocution, that nobody should work on a damaged roof until its structural integrity has been determined, and that a tarp should never go up during a storm while it is windy or raining. OSHA writes for employers; applying it to your own roof is our interpretation.

Michigan's MIOSHA Part 45 adopts the federal rule that employees on a steep roof (over 4 in 12) with an unprotected edge 6 feet or more above a lower level need guardrails with toeboards, safety nets or personal fall arrest. That rule binds companies and their crews, which is a fair reason to wait for one.

Signing in a hurry: the three-day right and its emergency waiver

Michigan's Home Solicitation Sales Act lets you cancel until midnight of the third business day after signing, for a sale over $25 that a seller solicited at your home and that you agreed to there. A roofer who knocks after a storm and has you sign at the kitchen table fits; a company you called after a printed general-circulation ad may not. If you agreed to pay over time, the Attorney General says the window is one business day.

The emergency exception is narrow, applying only if you ask for the work without delay because of an emergency, the seller has substantially begun the work, and you give a separate dated, signed handwritten statement describing the emergency and waiving the right. DIFS also lists full payment up front, unsolicited door-to-door offers and requests to sign insurance checks over to a contractor as warning signs: see storm chasers and assignment of benefits.

What counts as urgent with a damaged roof

Call right away
  • Water is coming through the ceiling or running down a wall right now.
  • A tree, limb or other heavy object has gone through the roof.
  • The ceiling is sagging, or you can see daylight through the roof boards from the attic.
  • A power line is down on or near the house. OSHA lists downed lines among the hazards of tarping, so stay clear and call your utility.
  • Water is reaching a light fixture, an outlet or the electrical panel. Keep away from the water and the fixture.
Can usually wait for a normal appointment
  • A few missing or lifted shingles over a dry attic: photograph them, tell your insurer and book an inspection.
  • An old stain that is dry and has not grown.
Is this an emergency?

Answer these first. They take about ten seconds.

  1. Is water coming inside right now?
  2. Is there a tree or debris on the roof?
  3. Are shingles missing after a storm?
  4. Is a ceiling sagging, or stained and spreading?
  5. Has a claim been filed, and is there a deadline?

Yes to the first or second: use the form with Emergency roof repair picked, and move anything valuable out from under the leak. A yes to the fifth opens the insurance claim guide before the form.

What to do from the ground and inside before the crew arrives

  1. Stay off the roof, and keep children and pets away from the rooms under it.
  2. Move valuables out from under the leak and set a tub under the drip. Leave a dripping light fixture off.
  3. Photograph and film the damage from the ground, the attic hatch and each affected room, with dates in your notes.
  4. Keep every receipt for tarps, boards and hotel stays.

Permits for emergency roof work in Michigan

The base International Residential Code text that Michigan builds on says emergency repairs need a permit application by the next working business day, and ordinary repairs need none. We rate this medium, because Michigan's rule text does not list either section among its exceptions, and your building official decides what is ordinary. As of Oct 19, 2026 LARA still lists the 2015 Michigan Residential Code after a court stayed the 2021 rules in July 2025. This may change, so check LARA before you rely on it.

Michigan's permit exemptions do not include roofing, and enforcement is local. Grand Rapids requires a permit to re-roof, at $66 for a residence. Portage requires none to remove and replace shingles only, but asks for one past four sheets of decking or any structural part. Neither page has a separate emergency rule, so ask the building department, and ask the company who files.

Before any work starts, ask for the license number and check it with your state's licensing board.
