Roof repair in Detroit, MI

Short answer

Detroit runs its own building enforcement, so a roof repair question goes to the city, and we did not read what it says about re-roofing.

What to watch for in Detroit: A re-roof permit rule we could not read, in a city that issues its own roofing permits.

Detroit particulars

LARA's Statewide Jurisdiction List (revised Oct 6, 2026) marks building-code enforcement in the City of Detroit as local, which means the city, not the state or the county, issues roofing permits where one applies. The List does not say whether a Detroit re-roof needs one, and we did not read a city page that settles it, so ask the city's building permit office before the work is scheduled. In the Census ACS 2023 five-year estimates, 90.1 percent of Detroit's homes were built before 1980 and the median home value is $76,800.

With housing that old, it is worth having the whole roof looked at before you agree to patch one spot. Wayne County's NCEI storm reports for Jul 2024 to Jun 2026 list 4 hail reports of 1 inch or larger on 3 days (largest 1.25 in), 29 wind reports of 50 knots or more on 13 days (largest 66 kt) and 2 tornado reports. One storm can generate several of those reports, so they say little about how many storms there were.

The reports that name Detroit itself, 3 wind and no hail, are a minimum. Table R301.2(5) gives the county a ground snow load of 20 psf. Hamtramck and Ferndale sit next door, and the county storm history tool shows the same reports by county.

Roof repair in Detroit: what to know

Detroit is local for building on the LARA Statewide Jurisdiction List revised Oct 6, 2026, which puts any roofing permit with the city. Michigan's state permit exemptions name fences, sidewalks and painting but not roofing or roof repair, so the state does not excuse you either. We did not read a Detroit page that says which repairs need a permit, so ask the city before the work starts.

A second Michigan line is about contractors. Roofing work of $600 or more on one project requires a residential maintenance and alteration license, and an unlicensed company may not file a construction lien or sue to collect for the job. In a city where 90.1 percent of homes predate 1980, many repairs will touch old flashing: the code text says existing flashings are replaced where rusted, damaged or deteriorated.

Permits for roof repair in Detroit

Michigan's own list of permit exemptions does not include roofing or roof repair, and enforcement is local.

Many cities run their own building department, so start by asking the City of Detroit building department who issues roofing permits.

Which roof repairs cannot wait

Call right away
  • Water is coming through the ceiling now. See emergency roof repair for what to do first.
  • A section of roof deck is exposed or sagging.
Can usually wait
  • A few missing shingles over a dry attic: photograph them and call your insurer.
  • A loose flashing edge or a stain that has not grown after rain.

What you can check without going on the roof

Try this first: ask the company for its license number, then check that number on LARA's lookup before you sign.

  1. Look at the roof from the ground, with binoculars if you have them, for missing or curled shingles and gaps near chimneys and vents.
  2. Check ceilings and the attic from the hatch for stains and damp, and photograph them with the date.
  3. Stay off the roof, especially when it is wet, icy or covered in snow.

How we estimate costs: the Estimated range row is a model, not a quote. It takes one published national range for this job (a cost guide from a third-party site that we have not verified and do not cite) and multiplies it by Michigan's roofer median wage ratio to the US (1.07, BLS May 2025 data read through O*NET OnLine). The wage and permit rows in the table are what roofing workers are paid and what a city's own schedule charges, and neither is a price. We have not collected quotes, and we found no Michigan roofing company that publishes a price we could count. Full method.

Questions about roof repair

Can you repair just part of a roof?

Yes, and DIFS says that after hail or wind a homeowners policy covers only the damaged portion of the roof. The base under the repair matters; see the section above.

Is it cheaper to repair or replace a roof?

A repair is the smaller job: our estimate is $135 to $3,700 for a repair and $6,225 to $15,400 for a replacement. Those ranges are modeled estimates, not collected Michigan prices, so they cannot tell you which costs less over the years. The better question is what the deck and underlayment look like under the damage.

What is the average price of a roof repair in Michigan?

Our estimate is $135 to $3,700 per repair, minor to moderate. It comes from one published national range adjusted for what Michigan roofers are paid (the median is $28.62 an hour, BLS May 2025, medium confidence), so use it to judge a written quote, not as one. We found no Michigan roofing company that publishes a repair price.
